Old lines ground out cleanly before repainting. We operate multiple removal machines — grinding, hydroblasting, scarifying, abrasive blasting — and run two machines simultaneously on large jobs. No ghost lines. Do not let fly-by-night painters paint over lines with black paint...it will protect the paint underneath, as the black wears off, the old line comes back.

Pothole Repair — QPR Material
We use QPR — a high-grade proprietary pothole repair material that bonds aggressively and stays put. Not the cold-mix product used by highway crews. Properly packed and compacted for a lasting repair, not a temporary fill that fails by spring. QPR may take up to 6 months to fully cure — do not apply driveway sealer before then.

When asphalt breaks into a network of interconnected cracks, you cannot seal over it — it needs to be filled and stabilized. We use FastPatch ACR two-part polymer composite to restore the surface and stop water infiltration. A cost-effective option where the base is still sound. NOTE: Fast, temporary fix. Cut and patch with new asphalt for a permanent fix.

Concrete Joint Replacement
Specialized joint replacement using hot rubber or elastomeric neoprene compression seals. Neoprene compression seals are estimated to last 30–40 years with zero maintenance, eliminating repeated resealing cycles. Field studies by the American Concrete Pavement Association document compression seals providing service life exceeding 15–20 years.

Hot-pour rubber is correct for asphalt crack sealing (5–10 year life). For concrete expansion and contraction joints, neoprene is the professional long-term solution.
